There is much more to HMO management than just collecting the rent. Due to the nature of short-term tenancy periods for HMO properties, additional focus is required to find the right tenants, tenant referencing and arranging tenancy agreement contracts. In addition to this, the necessary repairs and maintenance management is required to ensure happy tenants and that your HMO meets compliance regulations.

PM4U helps our clients achieve more profit, time and peace of mind by covering every aspect of HMO management from tenant find services, contract creation, Home SOS Repairs (parts and labour) for plumbing, electrical, gas and boiler emergencies, Rent guarantee and Eviction cover for all missed payments and legal fees until tenant is removed.

Effective HMO marketing: We market your property to a wide range of potential tenants which are suitable to your criteria.

Accurate room rental appraisal: A realistic room rental valuation is essential to ensure you get the best financial return on each room of your HMO property.

Pre-Screening of potential tenants: We adopt a rigorous screening process, which aims to find the best tenants for your HMO property. 

Vetting and tenant reference checks: Our tenant screening process includes interviewing the potential tenant to ensure they are suitable for your property contacting their business and personal contacts if required and prior landlord references. We tailor our search for tenants to your specific property.

Tenancy agreement preparation: Once the tenant has been approved by you, we prepare the Tenancy Agreement and lodge the deposit on your behalf. We check the documentation to ensure that your legal rights are protected.

Renewals and negotiation: At the end of the tenancy lease we review the rental contract and conduct rent renewals (we don’t charge any renewal fees) and negotiate rental increases to ensure that you are getting the best return on your investment.

Rental collection: We collect all the rent and promptly deposit your money into your account. We send you a monthly Rent Statement detailing all rent collected and disbursements paid.

Rental arrears management: We review arrears daily and have a system of regular contact with tenants to ensure they pay their rent-on time. If they fail to pay after five days, then our communication to the tenant is escalated.

Regular property inspections: We provide 3 monthly proactive maintenance service. This means we do ongoing maintenance inspections and notify you of upcoming routine maintenance issues. This includes a visual check of all communal areas and refuse facilities.

Repairs and maintenance: We also provide Home SOS Cover for Electrical, plumbing, Gas and boiler emergencies (parts & labour included) However where these are not covered by our insurer, we will organise any maintenance and repair quotes and act according to your instructions. Full details of repair costs will be on your monthly rent statement along with any invoices.

Emergency call outs: We will provide a 24-hour dedicated phone line to deal with any emergency repairs, outside of business hours. We will set up fixed authorised budgets for each site to allow any emergency work to be completed immediately, without the need to contact you in the middle of the night.

Locksmiths’ services:  An emergency locksmith service to help your tenants if they are ever locked out of the property, included with our Home SOS cover if required.

Fire alarm and emergency lighting testing: During our 3-monthly property inspections we check and test the fire alarm, smoke and heat detectors in every room, as well as emergency lighting, to ensure that your HMO property is safe and compliant to regulations.

Weekly communal area cleaning service: A weekly communal cleaning service to ensure that all communal areas, shared appliances and refuse facilities are clean and well maintained. This will be at cost to the Landlord.

Pest control services: A pest control service that includes monitoring for evidence of pests and placement of pest control measures to protect your property. Pest Control emergencies are included in our Home SOS cover if required.

Garden maintenance services: Regular Garden maintenance service to keep gardens in a good healthy condition. At a cost to the Landlord, if required.

Solve disputes with tenants and tenant welfare: In the unlikely case that there are disputes with your tenants, we act quickly to solve the issue with professionalism, experience and tact.

Adhering to local guideline regulation updates: We will stay informed of all local Council HMO regulation changes that may affect your property. We will inform you of the changes and manage the process to ensure your HMO property complies.

Annual certifications: We inspect your property to ensure that it complies with local guideline HMO regulations and provide annual certifications (if required). This involves checking that your property meets fire regulations, as well as other local regulations.

Informed communication: You will have direct contact with our Property Manager and your own online Portal to view certification and correspondence between us and tenants with regards to emergency breakdowns.

£79 (monthly) standing charge to manage entire property

£40 (monthly) if you require Home SOS emergency cover (parts & labour) (not upgrades or historical faults)

£69 per room (monthly) (only charged if tenanted) This will also include Rent Guarantee and Eviction cover.

£30 (one off payment) each reference per tenant at start of tenancy

£49 Inventory per room at start of tenancy (one of payment)
